With our Garage Rooftop Design Package,
we’ve replaced “custom” design with
“pre-developed” design.
Package Details
While some options are provided, the overarching design and installation will not be customized from scratch.
Clients have the ability to choose from a predetermined list of components (e.g. a pergola, a fire feature, or plants and planters) and finishes (e.g., colors and styles) alongside predetermined layout options (e.g., lounging, entertaining, or space for play).
THE PACKAGE INCLUDES:
Design Contract: $800 flat fee
and
Construction Installation: ≤$150,000*
- Complimentary consult call (15 minutes) and complimentary site visit and measurements.
- Choose from 3 Rooftop Design Layouts in either a contemporary or classic aesthetic.
- A pre-designed installation contract which will be less than or equal to $150,000 based on chosen design elements and site considerations.
- All garage rooftop designs are built according to city and town codes.
- Final finishes and colors can be determined by client.

- Any necessary permits

Common Questions About Our Rooftop Designs
The short answer is as quickly as you can make decisions and and our team acquire materials. We have found that average time from your first call to final payment, can be an average of 8 – 12 weeks*.
Once you’ve completed the initial complimentary call with our team, an onsite visit and consult will be scheduled to view your rooftop space. At this visit, our team will be able to determine the suitability of the Luxury Within Reach rooftop package for your space. Measurements will be taken at this meeting or at a future schedule date (within a week). Additionally at this consult, the process of choosing your design, finishes, and colors will begin. Once the final decisions are made, you’ll receive a final 2D design and an estimate within 7 business days.
Should you choose to move into the construction phase, you’ll be asked to sign the contract and pay the deposit. At this point your project will be scheduled, and construction materials will be ordered. From here it will be approximately 2 – 3 weeks before a construction begins. Time on your property can vary, but typically takes between 3 – 4 weeks.
*Please know that site conditions, permitting, or upgrades change this timeline. Additionally, if the underside of a roof cannot be easily evaluated, Topiarius will require an evaluation by a certified professional to make sure the roof is properly structurally built.

With the pre-designed garage rooftop offering, you’ll have the ability to choose from pre-designed plans, as well as choose several finish options. Should you want to make custom changes, you can do so after after the initial construction contract is signed. If additional design time is needed, it will be billed at $250/hour.
Luxury Within Reach is a pre-design program which allows us to offer a nuanced pricing structure that is different than our customized work.
Topiarius guarantees all construction work for 1 year after installation. Due to the lifecycle of plants in containers, we do not guarantee plants in containers.
Our Luxury Within Reach program is providing specific solutions at this time. But, if you’re interested in landscape work that is not listed, we’d still love to speak with you. We may have the perfect solution for you!
No. Once you purchase the design and receive your deliverables, it’s your choice if you’d like Topiarius or another contractor to fulfill the installation. However, we can assure you that our team has tremendous expertise in installing rooftop designs and would be happy to provide you with the finished project of your dreams!
A personalized 3D rendering of your rooftop design is available at an additional $250/hour which typically takes 2-4 hours.
The payment schedule for a Luxury Within Reach Rooftop is a 25% deposit, 65% upon project start on-site, and 10% at completion.
